How does it feel when you are being interviewed? Whether it is a job interview or a listing it is a nervous game of waiting to hear if you will "get the job" or "get the listing".
In an interview, the interviewer has ALL of the control. They get to ask the questions, they decide who gets the job and as a result they have absolutely NO fear of rejection.

Set Ground Rules - Too many real estate professionals state "call me anytime" and then they complain when a seller calls them at 10pm at night. From your voicemail, to your listing appointment set ground rules on how and when seller's can contact you. They will come to realize that you are truly the Doctor and respect your business.
Provide Options - No one wants to feel like they have to "negotiate" to get good service and get a good deal. Provide your sellers with different levels of service and each level of service comes with a different price. This gives sellers the feeling of control and the ability to get a discount at the same time!
Stop Answering Questions - When you answer questions you are then being interviewed which leaves you open to being rejected! Put yourself in the role of the interviewer and ONLY ask questions. Find out quickly if a seller will even qualify for your services before you answer a single question.
When you take the time to avoid making statements, set your ground rules, give people options, and ONLY asking questions you will be in the driver seat to take as many listings as you want.
