When markets change real estate professionals look to cut the most expensive marketing items from their budget. This often comes at the expense of cutting items like postcards and direct mail.
Of course any marketing item that does follow my 7% rule should be cut, but sometimes it's not the method of marketing, it's what's being said.
Before you cut your postcard or direct mail item, take some time to consider what you are having printed on them. After reviewing 1000's of agents marketing materials, here are some of the most common items I see on their postcards.
A monthly recipe (pumpkin pie...come on!)
A reminder to roll the clocks back
A Happy 4th of July message
While you might argue these messages could work for people in your sphere, these messages just won't generate any new calls. Send a pumpkin pie recipe on a postcard to your farm and you could take your cell phone into church, set the ringtone on LOUD, and you won't have to worry about interrupting anyone!
In order to get calls when you send out postcards, consider putting a marketing message that will give the prospective seller a reason to pick up the phone. Without a good marketing message, your postcard will just end up in the trash can.
At any point in time in the market place there are only 7 good marketing messages that will get your phone to ring. A marketing message is NOT a slogan! A marketing message must meet one of the two following conditions when you want your phone to explode with calls.
Save the seller TIME
Save the seller MONEY
When your marketing messages saves people time or money, prospective sellers will feel compelled to pick up the phone because you are giving them a message that satisfies their needs.
With every postcard that hits the mail, it's absolutely essential to have a powerful marketing message in place.
