Dear Real Estate Professional,

Having success in real estate means being prepared to do some follow up. After all, most listings don't just fall in your lap after 1 phone call. Anyone can get lucky with 1 phone call, but I want you to have a FSBO system that will allow you to take 10,20, or even 30 listings each and every month.

In order to take a serious number of FSBO's every week you must be prepared to follow up with all of the leads the system will generate. The problem with most agents is their follow up looks something like the following:

I wish I were joking, but the reality is that this is the "FSBO System" that most real estate agents follow which is why they are always frustrated and NEVER seem to take any more than 1 FSBO listing every few months.

  1. Phone calls - This is NOT your time to chit-chat with the FSBO owner. Remember, they are selling the home on their own because they probably don't like real estate agents. It is important to get to the root of their problem and see if there is a match. 85% of these FSBO's will still be a total waste of time so don't spend 30 minutes on the phone with them pretending you have a buyer for their home. Find out what their problem is and present yourself as the solution.

  2. Mailings - Sending out the recipe card or the same letter you send to your farm will only result in your materials being thrown in the trash can. Your postcards and letters need to point out the obvious flaws in the home owner attempting to sell the property on their own and leads them to the logical conclusion that they need your help.

As you are making your phone calls and sending out mailings the important aspect is to stick with it. In order to stick with it you need to make it a system! When you count on yourself to remember which calls and which letters to send then you won't make it past day 4 which will mean you are missing out the majority of FSBO's.
