“When You Make A Prospect Jump Through 3 Of Your Hoops You Get The Best Clients”

Be The Doctor, Make Your Prospects Jump, And Close More Business

Dear Real Estate Professional,

Real estate professionals generally want to be as "available" as possible....because that's how you get business, right?

I want you to think about when you make an appointment for a Doctor's appointment. Are you able to call the Doctor directly and book an appointment?


Now, when you get to the Doctor's office, do you just walk right in to a waiting room?


Before you get to the waiting room, you have to speak to the head nurse to let them know you are there, you are handed a clip board to fill out all of the information, and then finally when all of that is done you get sent to a room where you have to wait for the Doctor to arrive and ask you questions.

The Doctor makes you jump through hoops so he can concentrate on his $1,000+ /hr activities. The more patients he meets with every hour, the more money he can generate. He can do this because he is making you jump through his hoops!

In order to close a serious number of transactions from your real estate marketing (I am talking 8,12, 20+ monthly) it is absolutely imperative that you have at least 3 hoops for prospects to jump through. Never again should you be "available anytime".

Take for example the following hoops when a buyer prospect calls you from your website.

  1. Hoop 1 - They should have called you from your Proquest line. In order for them to reach you directly, they have to press "0". No longer can someone reach direct on your cell phone, they have to listen to your Proquest message and press 0 to connect with you.

  2. Hoop 2 - Make the buyer come to your office for a buyer's consultation. A consultation should take 40-50 minutes and be filled with questions that dig to their motivation, financial status, and what they are really looking for in a property. This hoop is essential as it establishes you as the authority, never again will you meet someone at a property.

  3. Hoop 3 - A buyer agreement. They still aren't worthy of you putting in time and energy into viewing properties until they sign to work with you exclusively. Have them sign an agreement that states they can only work with you for their purchase. This hoop let's them prove their dedication to you.

The above 3 hoops are hoops that my top clients use to filter and only work with the MOST serious of buyer prospects. I encourage you to do the same on the listing side as well. Your hoops may differ from the above (and that's ok), but the important aspect is to make sure that people can't easily reach you...after all you can't get to your Doctor easily.
